A prefabricated addition is a kind of ready-made kit that is built in a factory or workshop. After this, it only needs to be put together on location. This has the advantage that a prefabricated building can be placed very quickly, even within 1 day! It also means there is little inconvenience around your home. A disadvantage of a prefabricated building is that it cannot be completely customized. Fortunately, there are different types to choose from. Do you really want an extension completely to your liking? Then you might want to choose a custom-built extension.
A custom addition, as the name implies, is custom built to your home on site. This causes a little more inconvenience around your home and building a custom addition also takes a little longer. The advantage is that the extension can be built completely according to your wishes. Often a custom-built extension is slightly more expensive because of this.

An architect can give you ideas that you had not yet thought of or can come up with a solution for specific problems. If you need a permit, it is smart to apply for it early. Sometimes applying for a permit can take up to three months. Sometimes you may also need a demolition and environmental permit if you need to dispose of asbestos-containing material, for example. Applying for a permit is not always necessary; often you can build freely up to certain dimensions. Check with your municipality to what size and height you are free to build.
Now that you know what the remodel will cost you, you can see if you can pay for it out of your own savings or maybe you need to find another way to finance it. If you need financing you may be able to apply for a building deposit on your mortgage or increase your mortgage. Contact a financial or mortgage advisor or your bank. There are often several options.

Once all the furniture is in a container and the garden has been cleared, the construction can begin. Sometimes construction can be finished within a week if you have chosen a prefabricated extension, for example. Custom construction can take longer but will take a maximum of about 6 weeks.
When the addition is finished, it is officially delivered. Our contractor walks with you through and around the new building and you check together whether everything is to your satisfaction. Is this not the case or do you still see some small points of improvement then you can indicate this and we will make sure that these are still in order. If you build an extension, of course window frames must be installed. But what kind of window frames do you choose? There is a choice between wood, plastic and aluminum. If you go for wooden frames you can choose between hardwood and softwood frames. Hardwood is more expensive than softwood but lasts 40 to 75 years. Softwood lasts only 15 to 25 years. The disadvantage of wooden window frames is that you need to maintain them well, every 5 to 10 years the window frames need to be repainted. Plastic is more expensive than wood but will last 50 years and is very easy to maintain. Plastic is available in different appearance characteristics so you can choose smooth plastic but also plastic with a wood grain in it. These wood-look plastic window frames are now so beautiful that they are almost indistinguishable from real wood. In addition, you can choose aluminum. Aluminum provides a tighter look aluminum window frames require little or no maintenance and have a long life of 40 years on average. If you have no preference for a type of roofing we will almost always install a bitumen roof on you. This is because bitumen roofing is fairly cheap at around €45 per m2. The lifespan of bitumen is about 25 years. If you prefer a roofing material that lasts longer, you can choose EPDM, which has a lifespan of about 40 years. EPDM is a bit more expensive to purchase, about €60 to €80 per m2.
Do you have a flat roof covered with EPDM or bitumen and does this roof have a pitch no greater than 45 degrees? Then you can also choose to turn it into a green roof. Mosses, ornamental grasses or succulents can be placed on it. The advantage of a green roof is that it absorbs rainwater, absorbs CO2, reduces particulates and is good for biodiversity.
If you’re having an addition installed, it’s smart to think carefully about any additional options. What do you think the perfect addition should look like? Would you like to install a skylight for extra light? And should it be manually or electrically operated? You may want to install a screen in the opening skylight. Also think carefully about what the inside of the building should look like. Do you want the walls plastered? Should there be heating in the annex? And should this be floor heating or a radiator? In many cases an extension is exempt from the permit requirement if it is not deeper than 4 meters or higher than 5 meters. If you want to be sure this is the case in your municipality, use the permit check of the Ministry of Infrastructure and Environment. You can always contact your municipality to find out how it is regulated in your municipality. If you want to build an extension to the front or side of your house, you almost always need a permit.
Also, always check if there are any other items for which you need a permit. This may be the case, for example, if the demolition involves removing asbestos or if you want to dispose of more than 10 m3 of demolition waste. You may also need to apply for a permit to place a container for demolition waste. Do you live by the water? Then check with the Water Board it may be possible that permission is needed from the Water Board for an extension.
